Accelerated Development Services, in partnership with Cadre Construction, held a groundbreaking ceremony for the construction of Dutch Bros’ new 64,000 +/- SF roasting facility Project Windmill. The project, located at 455 Bucees Blvd in Melissa, Texas, is Accelerated Development’s first industrial project in Texas.
“This is an exciting project for both the City of Melissa and for Dutch Bros and we are honored to be a part of this project,” said Trey Eakin, Executive Vice President of Accelerated Development Services. “From Dutch Bros humble beginnings 30 years ago to today, the Dutch story is truly inspiring as the company continues to thrive and grow.”
Attendees at the groundbreaking ceremony included several members from the City of Melissa including Mayor Jay Northcut and City Councilwoman Dana Conklin. Additionally, in attendance were Ron Evans, Charbel Dahdah, Cameron Tant-Townsend, and Thomas Witt from Cadre Construction as well as Darren Pitts, Trey Eakin and Kelly Martinez from Accelerated Development Services.
Since 2018, Accelerated Development Services has been developing projects with Dutch Bros across multiple states across the U.S. “We’ve developed projects with Dutch Bros over the past several years and their growth has been tremendous,” said Darren Pitts, Executive Vice President of Accelerated Development Services. “This new roasting facility will support the ever-growing number of markets that Dutch Bros has moved into.”
When completed, this new roasting facility will feature state-of-the-art roasting equipment in a tilt-up construction envelope. The energy-efficient building was designed with features and components that will allow future expansion of operations including additional roasting equipment and flex office space.

The new roasting facility is the second for Dutch Bros. Their original roasting facility in Grants Pass, Oregon has been operating since the company started in 1992. Dutch Bros Coffee sources its unique three-bean blend from Brazil, Colombia, and El Salvador.
